These are the issues we see time and time again whilst carrying out snagging inspections across the North East and North Yorkshire, and they are worth paying close attention to when moving into your new property.


  1. Poor mortar pointing – messy or uneven joints that can let in water and spoil the look of the brickwork.

  2. Out of plumb brickwork – walls or reveals that aren’t straight or level.

  3. Scratched coloured window frames – especially grey finishes, which show damage clearly.

  4. Chipped cast stone cills – common around corners and edges.

  5. Damaged meter cabinets – chips / cracks, scratches, or poor fitting especially when painted.

  6. Chipped or scratched kitchen units – damage to cupboard doors, panels or edges.

  7. Windows catching on frames – making them difficult to open or close.

  8. Radiators not level – crooked installation of brackets or missing fixings often cause this.

  9. Extractor fan installations – not compliant with Approved Document F of the Building Regulations.

  10. Leaks in showers – poor seals or faulty fittings allowing water to escape.
